Here answers to frequently asked questions about the Preservation Partnership Between the first Congregational Church of Danbury and Deer Hill Regency, LLC. These FAQs will be updated If new questions arise.
Will the church be torn down?
No, quite the opposite! The Preservation Partnership ensures that this historic landmark church will remain a vital part of Danbury’s downtown. In fact, improvements to the landscaping and the building have been underway for more than a year. The former parsonage – the white house next door – will be demolished to make way for the 30 units of senior housing that Danbury desperately needs. These apartments will provide income for Deer Hill Regency, LLC, and allow the company to maintain and improve the entire property.
What happens to the white house next to the church?
The white house -- the former parsonage and home for sextons – has fallen into severe disrepair. This building will be demolished in order to allow the construction of 30 units of senior housing.
How will the senior housing units be designed?
Deer Hill Associates, LLC will construct senior housing units in a seven-story building that includes underground parking for the residents. The brick exterior will complement the church’s architecture along with the Palladian-style windows on the building’s front face. Apartment sizes will range from 864 to 1,088 square feet, include a kitchen, dining area, living room, full bath, master bedroom, den and a private exterior balcony.
Will residents of the Deer Hill Regency be part of the church’s congregation.
That is up to each resident. The new building will be connected to the church so that residents can participate in events, services and other public functions as they choose. Parts of the building will be open to the residents to use during non-scheduled hours for activities of their choice. The congregation has committed to offer its spiritual and community events to the residents, who may participate (or not) to the degree they deem suitable.
How will the senior housing impact Danbury’s skyline?
The church’s bell tower, iconic dome, and weathervane (where the hawks like to perch) will tower above the housing units and remain a distinct feature in Danbury’s skyline.
Will the Church change its name?
This question is under discussion. However, no matter what our name is, we will always open our doors to all God’s people. We will always find ways to be a resource for Danbury.
Who is Robert Botelho?
Robert Botelho is president of Victorian Associates, which owns a number of real estate properties in Danbury. Robert also owns Deer Hill Associates, LLC, which will control all of the property and buildings that were formerly owned by the First Congregational Church of Danbury. A native Danburian, Robert has been involved in preservation projects with several community organizations, including Chair of the homeless Task Force under Mayor Esposito and currently serving as a board member under Mayor Alves; a member of the Danbury Zoning Commission; and a member of the Parish Council at St. Peter’s Church. He also owns several properties in Danbury and New Milford.
Wasn’t the church supposed to be purchased by the city?
That was the original plan when the Preservation Partnership was first conceived in 2018. However, when funding sources had failed to materialize in 2022, then-mayor Dean Esposito spoke to Robert Botelho, who owns Victorian Associates. Robert is an outstanding developer and preservationist who is committed to helping causes that have an impact on Danbury residents. Our meetings and interactions with Mr. Botelho over the past two years have enabled us to build the mutual trust and respect that makes this Preservation Partnership possible.
How will these changes affect me?
It’s amazing what a fresh coat of paint can do for you. The Preservation Partnership assures that we will continue to worship in this space for as long as we’re a congregation, and to serve our community. More importantly, the partnership has is an opportunity to create a renewed spirit for the congregation as well as our outreach to the community.
Will the project increase traffic on Deer Hill?
City planners anticipate minimal impact for traffic on Deer Hill Avenue.
How will the project impact parking for large events?
More parking spaces on more level ground will be available onsite. For larger events, parking will be available on neighboring properties.
Will the overflow shelter return?
The overflow shelter closed when the pandemic began. We were not able to reopen because new requirements to protect people from spreading COVID (and other viruses)
What financial arrangements have been made between Deer Hill Associates LLC and First Church?
For contractual purposes, First Church is essentially trading the buildings and property for a nominal fee and the right to continue using the church building in perpetuity. Our contract with Deer Hill Regency assures they will be responsible for repairs, refurbishments and upkeep.
As a Danbury taxpayer, will I have to pay any more property tax because of the Preservation Partnership and building project?
No. Deer Hill Regency, LLC is a private company. Danbury taxpayers will not be responsible for any of the expenses. In fact, the senior housing apartments will become part of the city's tax base.
How will the senior housing impact the city’s skyline?
The view of the church’s tower will not be impacted by the senior housing. The bell tower will continue to be a central point of reference in Danbury.
